Before You Sell

 

FIRST IMPRESSION!

 

It is vital that your home make the best possible impression on prospective buyers.  The condition of your home can either detract from or enhance its sale's appeal.   The following checklist will give you an idea of items to be considered.

 

Before beginning, ask yourself...

  • Does any flooring need to be replaced or professionally cleaned
  • Does the interior or exterior need to be repainted or changed to lighter colors
  • Should any valuables be removed from the home
  • Will I need a storage unit

Unclutter

  • Clean out ALL closets and cabinets (buyers will open doors, drawers, and cabinets), they should appear organized and spacious
  • Clear out extra furniture (you want all rooms to appear spacious)
  • Reduce items on top of all counters, dressers, shelves, etc.
  • Organize and wipe down refrigerator (including the pantry) and remove magnets
  • Organize the garage

Clean

 

  • Remove cobwebs from ceilings, corners, and fans 
  • Remove paint splash on floors, baseboards, and cabinets
  • Clean windows, shutters, and screens
  • Polish door hardware and handrails
  • Wipe down baseboards, wall switches, and outlet covers
  • Tidy basement and attic storage
  • Wax, clean, and/or shampoo all flooring
  • Scrub entire bathroom, including the tile
  • Wash curtains, drapes, and bedspreads
  • Pull out and clean appliances in kitchen and laundry room

Repair and touch up

 

  • Repaint or touch up walls, ceiling and trim
  • Repair or replace damaged molding
  • Seal around tubs and showers (regrout if necessary)
  • Replace old toilet seats and shower curtains
  • Check to see that all drawers, doors, and windows open easily and quietly
  • Check ALL appliances to make sure they are functioning properly
  • Check all of the following: wall sockets, light switches and fixtures, light bulbs (inside and out), plumbing (inside and out), garage door, and doorbell
  • Replace furnace filters

Exterior

 

  • Seal the driveway
  • Remove weeds from lawn, driveway, and walkways
  • Maintain a well-trimmed and healthy lawn
  • Trim trees and shrubs
  • Wash front steps, porch, and siding (if needed, consider power washing)
  • Stain/paint and/or repair front door, fences, gates, and deck
  • Remove debris from gutters and downspouts

Potential odors

 

  • If applicable, remove ashtrays and consider smoking outside while your home is on the market
  • If applicable, keep dogs outside as much as possible
  • If applicable, clean the litter box daily, use baking soda and remove from view

Final touches and items to consider

 

  • Replace plumbing fixtures that are old, tarnishing, etc.
  • Add fresh plants and/or flowers inside the home
  • Replace or purchase welcome mats
  • Store prescription medications away in separate container
  • Coordinate bathroom linens

 

Remember, you only get one chance to make a good first impression!
